A real estate agent's most valuable asset is arguably their image. How a buyer or seller perceives a real estate agent can determine whether a trusting bond will be established. This bond of trust is essential in building a mutually beneficial relationship. After all, next to your relationship with your children or immediate loved ones, your home is your most prized possession. You must be able to trust the sale of your home to someone who can properly market it.

So how does your potential or current real estate agent project their image? Do they market themselves as you would, or as you would want your own home presented?

Sadly what I have found, all too often, the marketing of Luxury Real Estate is handled like any other real estate. Modest homes selling for $100,000.00 are presented the same way as luxury homes selling for $500,000.00 to several million. Sure, there might be a virtual home tour added on but notice the overall visual impact of the listings. There's usually nothing, other than the luxury homes themselves, that would make a potential buyer say "wow...now that's impressive".

Thanks to the miracle of databases and IDX (and we use them too), the luxury homes are in a spreadsheet style column. All the photos of luxury homes are a miniscule thumbnails and if you choose one it will presents some information with a slightly larger photos of the luxury homes - very efficient. If your orlando real estate agent is above average there might be a luxury homes photo gallery or virtual tours of luxury homes included. Now, really examine all the visuals and see if there's a difference in how the homes are presented based on price; Not likely.

Agents, brokers and just about anyone who markets a product online have become victims of technology or rather the laziness technology breeds. It's very efficient and cost effective to throw all of the homes into a database with some descriptive text to be reassembled later when a viewer "searches" for a home. The bad part is that the databases that drive those searches love uniformity. It's this uniformity that destroys the uniqueness and elegance of a luxury home.

Consider this: Everything is relative, and if a potential buyer views a moderately priced, affordable home next to your luxury home with the same treatment, then the unconscious perceptions is that your luxury home is as common and ordinary as any of the other homes. A dime a dozen.

It's an age old marketing technique done backwards. Agents & brokers are damaging the home's perception - and that's your luxury home that's suffering.

Technology is great for presenting a large number of homes to the widest audience, and we use technology extensively for that purpose. What's not so great for selling luxury homes, is how some real estate agents and brokers apply technology in a cookie cutter fashion in order to market as many luxury homes as they can. There's really nothing wrong with this, of course, unless you don't want your luxury home sold on a cookie sheet.

It takes a good deal more time and effort to present properties individually and that's what you will find here. We do use the same IDX, MLS information everyone uses, but whenever possible we present properties individually, in an photo essay style. Enhancing visual delivery of  luxury homes can bring out all the nuances of those luxury homes that might otherwise be lost. Creating a distinctive visual presentation hopefully lets all the luxury homes tell a story about their own unique character and charm. It's more effort but very much worth it when you consider that the initial presentation is all a potential buyer has to base their decision on before pursuing a luxury home buy further.
